Strata, or strata scheme, refers to a building or group of buildings where there is individual ownership of certain parts, for example a flat, unit or townhouse, but where there are also areas of common property, such as rooves, fences, lawns, gardens, driveways and car parks that the individual owners share possession of.
Under the Property, Stock and Business Agent’s Act of 2002, a strata managing agent is a licensed person responsible for the running and maintenance of a property or group of properties as stated in the Strata Schemes Management Act of 2015.
Our competitively priced management fees are calculated on a case-by-case basis and depend on the number of lots in a particular strata group. Generally, a strata management fee will include an administration fund fee to cover the daily running and maintenance of the strata property, as well as any associated general costs for the upkeep of your valuable asset.
Yes. It is a legislative requirement that you notify the Owners Corporation in writing of your intention to renovate before commencing. In fact, some renovations may require permission from the Owners Corporation.
To answer this, you should check the by-laws first. While some Owners Corporations allow pets with permission – other Owners Corporations may not. If you find you are allowed to have a pet, you will need to fill out the pet application form, either online or at our office, and pay the applicable fee.
You are under no obligation to take out contents insurance, although it is highly recommended that you do since the insurance the Owners Corporation has only covers common property, as well as the structure of the building. Contents such as furniture, carpets and personal belongings are not covered. In the event of fire or flood, owners without contents insurance can be left with a substantial bill to replace these things.
Emergencies are attended to by one of our after-hours tradesmen. Usually, such repairs can be completed without needing to be referred to the Executive Committee and are covered by insurance. Emergencies which are unable to be dealt with at the time will be made safe and secure, and the necessary work completed as soon as possible during business hours.
